All of our Phase 1 Environmental Site Assessment reports are warranted to meet ASTM E1527-13 standards. This product is intended to permit a user to satisfy one of the requirements to qualify for the innocent landowner, contiguous property owner, or bona fide prospective purchaser limitations on CERCLA liability that is, the practice that constitutes “all appropriate inquiry into the previous ownership and uses of the property consistent with good commercial or customary practice” as defined at 42 USC §9601 (35)(B). Controlled substances are not included within the scope of this standard. Phase I Environmental Site Assessments are often required by lenders before they will issue a loan for a commercial property that may have soil or water contamination from previous property owners.
